Driveway Sealcoating

When you put on driveway sealcoating, you have to do some preparatory work beforehand. First of all you have to do power cleaning. This means using a high pressure hose to remove all the dirt and debris from the driveway. If not, this will show through and result in an uneven coat on the surface. If you don't want to wet the driveway, you can use a gas powered broom to sweep the driveway clean.

If you have grass on one or both sides of the driveway, you need to make sure it is mowed down close. You should also cut the grass away from the driveway so that when it does grow up again it won't come out over the edge of the driveway. This will also allow the sealant to penetrate the edges of the asphalt, giving it a manicured finish.

The sealcoating is actually hot rubber heated to a temperature of 400º. Make sure that you inject this into all the cracks in the driveway, no matter how tiny they are. This will prevent any water getting into the cracks and creating further damage. If you have any seams between the driveway and the garage, the street or the house, you need to make sure you inject the hot rubber into these seams as well.

If you find any spots of oil on the asphalt, you need to clean these well. A broom with stiff bristles and an oil spot primer will ensure that the sealant will stick to the asphalt. Applying the sealcoating itself is the next step in sealing the driveway. This is a special blend of professional liquid grade base asphalt sealer with polymer, latex additives and diamond silica sand. They are mixed together in special tanks, so you won't have to do this mixing on your own. You can use a 36 inch roller to apply it to the driveway itself, but for the edges around the perimeter, it is best if you use a 6 inch paint brush. The curing time for the sealcoating is 24 - 48 hours, so you do need to have another place to park your vehicle during this time.
